Starting on the top level, the loft has been converted into a large, bright, open bedroom with a king bed, walls of windows, and a bonus game room right off the bedroom. On the main level, you'll find three more bedrooms. The first is the master, with a king bed, smart TV, and attached ensuite bathroom. The next bedroom also has a king bed, dedicated workspace, and an attached bathroom. The third bedroom on this floor has two queen beds and direct access to the lovely screened-in porch. On the bottom level is the fifth and final bedroom, with two full-over-full bunk beds (total of 4 full size beds), right off of the second living area & game room. ☆☆ BATHROOMS ☆☆ There are three full bathrooms in this home. On the bottom floor, the bathroom has two sinks, toilet, and walk-in shower. The master ensuite bathroom has a sink, shower, and soaking tub. The third and final bathroom has a sink, toilet, and shower/tub combo. ☆☆ KITCHEN & DINING ☆☆ The modern kitchen is located right off of the main living areas, and is bright & airy with lots of natural light & a coffee station (including a Keurig & coffee pods). The dining room is right next to the kitchen, with enough seating to comfortably fit 12 people, plus an adjacent breakfast nook with seating for 4 more. ☆☆ LIVING ROOMS ☆☆ In the living room, you’ll be greeted with lots of comfy seating, a big smart TV, two-story high vaulted ceilings, and lots of natural light through walls of windows throughout. We are pet-friendly! Pet fee is $50 per pet, per night, max of 4 pets. Pool Pass: You’ll need the Pool Card and pay $6 per guest, per day (cash only) to access the pool. Kids 5 and under are free. The pool card confirms you’re a welcome guest but doesn’t cover the daily pool fee. Pool access is permitted for up to 14 people, which aligns with the maximum number of guests allowed at the home. This property includes security features, such as Schlage smart locks and Ring floodlight cameras, for your safety and peace of mind. Smoking: Smoking or vaping of any kind is strictly prohibited inside the home or on the property. A violation of this policy will result in a minimum $250 fine to cover deep cleaning and odor removal. MASSANUTTEN VILLAGE COMMUNITY RULES This home is in a private residential neighborhood and is part of the Massanutten Property Owners Association (MPOA), governed by its rules and regulations. There are rental homes in all MPOA neighborhoods, but people also live here. Your nearby neighbors may be full-time residents, including families with children, retirees, second-home owners and other guests enjoying their retreat. 1. NOISE - Quiet hours: 10:00 PM – 7:00 AM. - Keep noise indoors during these hours. - No excessive noise at any time, as judged by MPOA or its assigned agents. 2. PARKING - Keep all tires off the road. - Don’t block fire hydrants or park in front of another property without written approval from your host. - Park only in designated areas or overflow lot (4007 Peak Dr., Massanutten, VA 22840) - No buses, campers, or RVs to be parked at homes or on roads. Overflow lot is available with written approval from your host. 3. OUTDOOR FIRES - High wildfire risk area! - No open fires. - No unattended fires. - No firepit use during quiet hours (10:00 PM – 7:00 AM). - Firepits and grills may be restricted during local emergency conditions, check MassanuttenVillage . com or electronic sign at entrance for updates. 4. ALCOHOL - No open containers on roads or in common areas. 5. PETS - Leash always required when outside. - Clean up after your pets. 6. TRASH - Do not place garbage/trash outside, including screened-in porches, decks or carports. We enjoyed our stay! All of the games - pool table, pop-a-shot, NBA arcade game, etc. were highlights for my 7 and 11 year olds. We also loved the hot tub and how large the house was. Bri was responsive and friendly. Check in was very easy and check out a breeze. We would stay here again!

Beautiful home. Large kitchen, living rooms (2), bedrooms and bathrooms. The kids enjoyed the pool table and game room. We did not use the huge bunk room but it was really nice with the 2nd living room outside of it with a full bath and semi kitchen. The large refrigerator upstairs was nice. The driveway was a bit steep. So, make sure you have good tires. Two cars can park in garage but one or two cars can park at bottom on side of road. It was very quiet and the large TV’s were very nice to watch the Olympics. Skiing was only 5/6 mins away. We would definitely rent again. Thank you for having us!!

Sabrina’s place was so spacious and beautiful. Definitely enough room for our party of 14! She was very responsive whenever we needed anything. There’s plenty of activities and games and the house had everything we need! The hot tub was nice and hot and the beds were so comfortable. Only a 5 minute drive from the slopes! Overall, our stay was perfect and we’ll definitely be back at this house next year for another cousins trip. Thanks Sabrina for having us!

Sabrina was absolutely amazing. Such a wonderful person and was always responsive to any issues or questions we had. This was our second time booking with her and this house was the bomb. We were a group of 8 and it accommodated us well. The very spacious kitchen with the grill on the patio right outside, spacious beds and living room was such a vibe. Not to mention the hot tub area as well. We enjoyed our stay very much! Thank you Sabrina.
